It translates regional priorities into structured sourcing strategies, CAPEX visibility, cost benchmarks, vendor performance frameworks and asset lifecycle controls. The role works across country Project Managers, Retail, Finance, Procurement, Global Retail Environment (GRE), suppliers and business partners to improve cost efficiency, speed-to-market, quality and return on investment while protecting PUMA brand standards. The position provides regional governance and decision support; country teams retain responsibility for local project execution and all approval authorities remain subject to PUMA's delegated authority and procurement policies. Task 1: Regional Strategy, Commercial Governance & Decision Support Develop and maintain the SEAO commercial strategy for retail project development, aligned with regional business priorities and the Project & Design operating model. Establish regional governance frameworks for CAPEX planning, procurement, sourcing, asset utilisation and commercial performance across markets. Prepare decision-support analysis, business cases and recommendations for the Senior Head and relevant management stakeholders. Identify commercial risks, cost pressures and opportunities across the portfolio; escalate material issues with clear options and recommendations. Task 2: Procurement Strategy, Sourcing & Vendor Governance Develop and maintain regional sourcing strategies and approved vendor / supplier frameworks for construction materials and specialist services. Coordinate competitive tendering, quotation comparisons, rate-card development and commercial evaluations with country teams and Procurement, ensuring transparent and policy-compliant processes. Ensure procurement recommendations and any proposed deviations are supported by documented technical and commercial assessments; obtain approvals through the appropriate authority. Task 3: CAPEX Planning, Cost Benchmarking & Value Optimisation Support the development and review of project CAPEX estimates, cost plans and portfolio forecasts in coordination with country Project Managers, Retail and Finance. Monitor committed, forecast and actual project expenditure; analyze variances, cost drivers and emerging exposure across the SEAO portfolio. Develop and maintain cost benchmarks for construction, fixtures, lighting, materials, logistics and other significant project cost categories. Drive value engineering and cost optimization initiatives without compromising safety, functionality, durability or GRE / PUMA brand standards. Review major cost deviations and prepare clear variance analysis and recommendations for management consideration. Support post-project cost reviews and capture lessons learned to improve future budgeting accuracy. Task 4: Asset Lifecycle, Inventory & Reuse Management Establish a regional approach to the identification, recording, tracking and lifecycle management of retail fixtures, equipment and other project-related assets. Develop and maintain visibility of available, surplus, reusable, stored and retired assets across SEAO markets in coordination with country teams and Finance. Identify opportunities for fixture and material reuse, refurbishment, redeployment and responsible disposal, supported by condition and compliance assessments. Define practical asset controls covering ownership records, location, condition, movement, storage, maintenance and write-off documentation in line with company policy. Evaluate asset reuse opportunities against cost, logistics, quality, safety and brand compliance before recommending deployment. Track savings and utilization benefits arising from asset reuse and lifecycle initiatives. Task 5: Performance Reporting, Stakeholder Alignment & Continuous Improvement Own regional reporting on procurement performance, CAPEX trends, vendor performance, asset utilization and commercial initiatives. Work closely with country Project Managers, Store Design, Retail, Finance, Procurement, GRE and external partners to align priorities and resolve cross-market dependencies.
