Business Solutions Analyst.

Clarion Partners has been a leading real estate investment manager for over 40 years. Headquartered in New York, the firm maintains strategically located offices across the United States and Europe. Clarion Partners offers a broad range of real estate strategies across the risk/return spectrum to approximately 500 institutional investors across the globe. Clarion Partners operates independently as a Specialist Investment Manager owned by Franklin Templeton (FT), a diversified firm that spans asset management, wealth management, and fintech, giving us many ways to help investors make progress toward their goals. Role Overview We are seeking a Business Solutions Analyst, Portfolio Modeling to partner closely with Portfolio Management, Portfolio Finance, Corporate Finance and Technology teams to design, develop, and enhance Clarion's enterprise portfolio modeling and forecasting platform. The role is centered around the firm's Anaplan environment, which serves as the primary platform for portfolio forecasting, portfolio modeling, portfolio construction, scenario analysis, and investment decision support. These models are used throughout the organization to evaluate acquisitions, dispositions, financing strategies, portfolio composition, and fund-level financial performance across multiple real estate investment vehicles. This position is well suited for a candidate who is analytical, detail-oriented, intellectually curious, and comfortable working at the intersection of business, finance, and technology. The ideal candidate possesses strong technical and problem-solving skills, enjoys building complex financial models, and can translate business requirements into scalable and sustainable solutions. The successful candidate will work directly with investment professionals, portfolio managers, finance teams, and business leaders to continue expanding the firm's portfolio modeling capabilities and analytical infrastructure. These models play a key role in evaluating investment opportunities, forecasting fund performance, and supporting strategic decision-making across the organization. What Makes This Role Unique This role provides the opportunity to work directly with the teams responsible for making investment decisions across the firm. The Anaplan platform serves as a core component of the investment and forecasting process, enabling stakeholders to evaluate acquisition opportunities, model portfolio scenarios, forecast financial performance, and assess the impact of strategic decisions across multiple funds. The successful candidate will gain deep exposure to real estate investing, portfolio construction, forecasting, capital planning, and enterprise analytics while helping shape one of the firm's most important decision-support platforms. A successful individual in this role will combine strong technical capabilities, financial modeling expertise, and sound business judgment to deliver solutions that directly influence how investment decisions are evaluated and executed. Key Responsibilities Design, develop, and enhance Anaplan models that support portfolio forecasting, investment analysis, scenario planning, and fund performance evaluation. Own the development and continuous enhancement of modeling capabilities used across the firm's real estate investment platform. Partner directly with investment professionals, portfolio managers, and finance leadership to understand business objectives and translate them into scalable Anaplan solutions. Develop portfolio and fund-level scenario analysis tools that allow users to evaluate acquisition opportunities, dispositions, financing alternatives, and portfolio construction decisions. Build and enhance models that measure the impact of investment decisions on portfolio performance, leverage, NAV, GAV, cash flows, revenues, expenses, and fund-level financial results. Collaborate with stakeholders to define requirements, prioritize enhancements, and deliver solutions that address evolving investment and financial planning needs. Lead requirements gathering, solution design, testing, deployment, and continuous enhancement efforts related to the portfolio modeling platform. Develop integrations and analytical capabilities that connect Anaplan with upstream and downstream business systems. Identify opportunities to improve model performance, scalability, maintainability, automation, and data quality. Produce high-quality documentation, including functional requirements, process flows, testing plans, training materials, and implementation documentation. Coordinate project activities and guide stakeholders through all phases of the solution lifecycle. Execute system testing and user acceptance testing to ensure delivered solutions meet business objectives and quality standards. Drive successful deployment of new capabilities through established change management processes. Serve as a trusted partner to business stakeholders by providing analytical insight, challenging assumptions, and contributing to strategic planning and investment discussions. Required Qualifications Bachelor's degree, preferably in Finance, Accounting, Economics, Computer Science, Engineering, Mathematics, or a related field. Experience within commercial real estate, investment management, private equity, asset management, fund accounting, or FP&A environments. 2–5 years of professional experience in business analysis, financial modeling, data analytics, software development, or a related discipline. Proven track record of independently leading significant initiatives from design through implementation. Strong analytical and logical problem-solving skills with the ability to evaluate complex business scenarios and develop practical solutions. Experience working with business-critical models, data, or technology platforms in a professional environment. Advanced Microsoft Excel skills. Excellent organizational, analytical, and communication skills with the ability to work effectively with both technical teams and business stakeholders. Ability to manage multiple priorities, meet deadlines, and perform effectively in a fast-paced environment. Strong attention to detail and commitment to delivering accurate and reliable results. Demonstrated ability to learn complex business processes and translate them into scalable technology solutions. Demonstrated interest in financial modeling, forecasting, investment analysis, portfolio management, and the development of technology solutions that directly influence business and investment decisions. Experience utilizing AI-enabled productivity tools such as Microsoft Copilot and ChatGPT to improve development efficiency, analytical workflows, and documentation. Beneficial Qualifications 2 or more years of hands-on Anaplan model development experience, including model architecture, module design, calculations, lists and hierarchies, data integrations, security design, and production deployment. Experience developing Anaplan solutions used for portfolio modeling, financial forecasting, scenario analysis, capital planning, or investment decision-making. Experience developing complex financial forecasting, portfolio modeling, and scenario analysis solutions used for business-critical decision making. Strong understanding of investment management, portfolio construction, fund structures, debt financing, and investment performance measurement. Experience developing enterprise-scale models relied upon by investment professionals, finance teams, and senior leadership. Strong proficiency with SQL, relational database concepts, and data modeling principles. Experience developing reporting and analytical solutions using Power BI. Experience partnering directly with business stakeholders to translate investment and financial objectives into scalable technical solutions. Demonstrated ability to evaluate complex business scenarios, challenge assumptions, and develop practical solutions that improve decision making.
