Your Role:

We are seeking an experienced Asset Manager to lead the governance, lifecycle management, regulatory compliance, and long-term asset strategy for a rapidly growing, highly regulated scientific and engineering environment.

The role is accountable for ensuring physical assets remain compliant, maintainable, available, and fit for purpose throughout their lifecycle. The successful candidate will establish and continuously improve the organisation's Asset Management System, driving alignment with the principles of the ISO 55000 Asset Management framework while supporting the growth of a world-class research and innovation campus.

This asset management role focuses on asset strategy, reliability, maintenance governance, regulatory compliance, and asset assurance.
It is not a property management, facilities operations, or operational management position.

Your Responsibilities:

Asset Strategy & Portfolio Management:

  • Develop and implement a long-term asset management strategy aligned with organisational objectives and ISO 55000 principles.
  • Establish, maintain, and continuously improve the Asset Management System (AMS).
  • Develop asset governance frameworks, policies, standards, and procedures.
  • Create and maintain comprehensive asset lifecycle plans, renewal programmes, replacement strategies, and investment roadmaps.
  • Establish asset criticality, risk, condition, and performance frameworks to support evidence-based decision making.
  • Develop whole-life cost models and capital replacement plans for critical infrastructure and scientific assets.
  • Lead strategic planning for incoming buildings, existing facilities, laboratory environments, and new scientific equipment, ensuring operational and compliance readiness.
  • Ensure all newly acquired assets are fully integrated into the Asset Management System and maintenance programmes.
  • Develop scalable asset management practices capable of supporting significant organisational growth.

Maintenance & Compliance

  • Ensure all engineering and scientific assets comply with statutory, regulatory, insurance, manufacturer, and organisational requirements.
  • Develop and maintain a comprehensive asset compliance framework and assurance programme.
  • Oversee inspection, testing, certification, maintenance, and record management regimes.
  • Lead internal compliance audits and support external regulatory inspections.
  • Ensure asset documentation, maintenance records, certification, and compliance evidence are maintained to auditable standards.
  • Provide asset compliance reporting and assurance to senior leadership.

Predictive & Forward-Looking Maintenance

  • Develop and implement a Total Predictive Maintenance strategy as the organisation's asset portfolio expands.
  • Drive the transition from reactive and preventative maintenance towards predictive and condition-based maintenance methodologies.
  • Introduce asset health monitoring, condition monitoring, reliability analysis, and predictive maintenance technologies.
  • Develop maintenance strategies based on risk, criticality, reliability, and operational impact.
  • Utilise asset performance data, maintenance trends, and failure analysis to improve asset reliability and availability.
  • Lead Root Cause Analysis (RCA), Failure Mode and Effects Analysis (FMEA), and reliability improvement initiatives.
  • Reduce unplanned downtime and optimise asset lifecycle performance through proactive interventions.

Team & Supplier Management

  • Lead, develop, and mentor a high-performing Asset Management team.
  • Establish clear governance, performance standards, and accountability frameworks.
  • Manage specialist contractors, consultants, maintenance providers, and equipment vendors.
  • Drive supplier performance through defined service levels, KPIs, audits, and continuous improvement initiatives.
  • Build organisational capability in asset management, reliability engineering, and compliance assurance.

    Risk, Safety & Assurance
  • Identify, assess, and mitigate asset-related risks across the estate.
  • Manage risks associated with asset obsolescence, single-point failures, critical spares, supply chain resilience, and regulatory compliance.
  • Ensure business continuity considerations are incorporated into asset strategies and maintenance plans.
  • Develop risk-based prioritisation models for maintenance and capital investment programmes.

Requirements

Essential Skills, Qualifications & Experience:

  • Significant experience managing engineering or scientific assets within a complex, regulated, asset-intensive environment.
  • Experience within laboratories, healthcare, life sciences, research, pharmaceutical, advanced manufacturing, utilities, infrastructure, or similar regulated sectors.
  • Proven experience managing large and diverse asset portfolios across multiple sites.
  • Experience bringing new buildings, facilities, or major assets into operational service.
  • Experience developing maintenance strategies across preventative and predictive maintenance disciplines.
  • Experience managing regulatory compliance programmes for critical assets.
  • Experience using CMMS platforms and maintaining auditable asset registers.
  • Proven ability to lead, mentor, and develop high-performing technical teams.
  • Strong stakeholder management and cross-functional collaboration skills.

Desirable Skills, Qualifications & Experience:

  • Knowledge and practical application of ISO 55000 / ISO 55001 Asset Management principles.
  • IAM Certificate, Diploma, or equivalent Asset Management qualification.
  • Experience implementing predictive maintenance technologies and condition monitoring systems.
  • Experience within a high-growth, start-up, or rapidly expanding organisation.

Personal Attributes:

  • Strategic thinker with strong commercial and technical awareness.
  • Proactive, forward-looking, and focused on continuous improvement.
  • Strong leadership presence with the ability to influence at all organisational levels.
  • Data-driven and analytical in approach.
